Regency Centers adds 4th Brooklyn building

We are excited to get started on our fourth and final building at Brooklyn Station on Riverside. The three buildings that are currently built were finished in early Q4 2014. Corner Bakery and Lucy’s Boutique have opened to join Fresh Market; Hair Cuttery, Navy Federal, Burger Fi and Marilyn Monroe Nail Spa are all in different stages of buildout as well. Our last building has 3 executed leases of the 5 total spaces. Zoe’s Kitchen will be relocating within the market to upgrade their visibility, parking and presence. Hyppo Gourmet Ice Pops is a very unique concept that is cutting edge and flat out delicious! Burrito Galley is a local concept with very experienced operators of many different brands in Jacksonville. They plan to have a rooftop bar and dining area on the roof, an indoor/outdoor bar on the ground floor and considering a fire pit for the large patio seating. We are working with a handful of other merchants to lease up the last 5 spaces in the project and expect a full lease up by the end of Q2 2015. Brooklyn Station on Riverside, the mushrooming shopping center that features The Fresh Market and Corner Bakery Café, will add its fourth building, completing the project by next spring.

The newest structure will house Burrito Gallery, Zoës Kitchen, the Hyppo Gourmet Ice Pops and two more tenants yet to be identified, according to a site plan by developer Regency Centers Corp.

The shell structure could be ready for tenant build-out in April, according to Regency Centers senior leasing agent Patrick McKinley. Tenants could take three to four months to renovate their spaces after that.

No contractor is specified on a building permit application under review, which calls for construction of a retail building of 11,461 square feet at 90 Riverside Ave. The project cost is $687,660.

Brooklyn Station is bordered by Riverside Avenue and Jackson, Magnolia and Leila streets. The newest five-tenant building is across Stonewall Street, within those boundaries, from the other three buildings.

The 50,148-square-foot Brooklyn Station on Riverside center is a joint venture of Jacksonville-based Regency Centers and Atlanta-based Fuqua Development.

A Regency Centers site plan at regencycenters.com shows just five tenant spaces remain available among the four buildings. They comprise:

• The Fresh Market, which opened in September at 150 Riverside Ave., anchors a multitenant building that also will feature Marilyn Monroe Nail Lounge, Lucy’s Gift Boutique, Hair Cuttery and Navy Federal Credit Union. Two rental units remain in that strip.

• Corner Bakery Café, which opened Monday, fills its own building at 192 Riverside Ave.

• A third building under construction, designed for two tenants, will house BurgerFi and one more tenant. The city is reviewing a permit for Skyline Construction to renovate 3,040 square feet at that building, 108 Riverside Ave., for BurgerFi at a project cost of $250,000. It is expected to open about March.

• The fourth building will complete Brooklyn Station.

Regency Centers said it expected to invest about $14.7 million in development and construction.

Brooklyn Station on Riverside is considered a central retail attraction to serve the neighborhood, as well as 220 Riverside and Brooklyn Riverside, two apartment communities under development that will feature more than 600 units.

Atlanta-based Pollack Shores is developing the 310-unit Brooklyn Riverside apartment complex.

In addition, NAI Hallmark Partners wants to expand 220 Riverside, now with 294 upscale apartments, by adding another building of 223 units.
