Q&A: Regency Centers is expanding in Houston

Regency, an owner and operator of grocery-anchored shopping centers based in Jacksonville, Fla., is pressing ahead with other ways to expand its portfolio in Houston.

Today its local basket of properties consists of 11 shopping centers spanning about 1.8 million square feet. The company set up shop here in 2002 after buying four shopping centers in The Woodlands. Since then, it has acquired some older centers in well-located neighborhoods and developed properties in The Woodlands, League City, Cinco Ranch and Spring.

"Our portfolio is 99.1 percent leased," said Abe Pacetti, vice president, investments for Regency Centers in Houston. "So we're running out of vacant space."

Pacetti talked to the Chronicle about the company's plans. Edited excerpts follow.
