Regency Centers has closed on the land that will become Lone Tree Village, a new open-air shopping center anchored by a King Soopers and fuel center in RidgeGate, a planned community in Lone Tree, Colorado. Designed to support the everyday needs of a rapidly growing residential corridor, Lone Tree Village will bring together essential retail, dining, and service offerings in a highly accessible and thoughtfully designed setting.
The groundbreaking of Lone Tree Village highlights the strength of our public-private partnerships and the City’s shared commitment to thoughtful growth that meets the needs of our current and future residents,” said Lone Tree Mayor Marissa Harmon. “This project brings a new King Soopers and a center of new businesses to our city, reflecting the kind of long-term private investment that helps build a complete, connected community. Regency Centers is investing not just in a site, but in the future vitality of Lone Tree.
The approximately 158,000 SF center will be anchored by a 123,000 SF King Soopers, Denver’s leading grocer, and complemented by a curated mix of shops, restaurants, and neighborhood services. Located along RidgeGate Parkway on the east side of I-25, the center will serve nearby residential villages, mixed-use hubs, and civic destinations across RidgeGate, one of the region’s fastest-growing communities.

Lone Tree Village reflects Regency’s long-standing strategy of partnering with best-in-class grocers in high-growth, master-planned communities,” said Abe Pacetti, Senior Vice President of Investments, Regency Centers. “King Soopers is a trusted market leader, and this project fills a critical grocery and daily-needs gap for residents while creating a vibrant neighborhood destination that will serve the community for decades.
The project is part of the broader RidgeGate expansion, which includes thousands of new residential units, civic uses, and employment centers either completed or underway, positioning Lone Tree Village to serve both existing neighborhoods and future growth with strong visibility and regional access.
In addition to the grocery anchor, Lone Tree Village will feature approximately 31,000 square feet of shop space across multiple buildings and a prominent outparcel opportunity. The merchandising mix will emphasize everyday convenience, health and wellness, dining, and service-oriented uses that align with Regency’s community-focused approach to retail placemaking.
The center is designed with a pedestrian-oriented, main street feel along Rhapsody Road at the heart of the Couplet District, featuring walkways, bike connections, outdoor gathering areas, and a signature plaza designed for events and informal gatherings. The project is targeting LEED Silver certification and includes plans for EV charging infrastructure and other sustainability features.
King Soopers is excited to continue growing in Douglas County with a new location in the RidgeGate community,” said Jessica Trowbridge, Head of Public Affairs at King Soopers. “This store allows us to expand access to fresh, affordable, and delicious food through a convenient one-stop shopping experience. We look forward to serving our neighbors, creating new jobs, and further strengthening our connection to the community.
Construction is underway, with King Soopers and shop openings projected for 2027.
