Earlier this year, Regency Centers completed demolition at the site for Avenida Biscayne, a unique retail destination situated in the heart of Aventura — just 15 miles north of Miami in Miami-Dade County. Delivering the first space to merchants for buildout in Q4 2024, the ground-up redevelopment encompasses every aspect from design to construction to leasing.
Outside of Regency, the Avenida Biscayne project includes teams from API+ (architecture), Kimley-Horn (engineering), and Oak Construction.
Construction Details
Avenida Biscayne will feature 28,000 SF of retail space, including three restaurant spaces with generous patios for covered outdoor dining. Beyond the best-in-class retailers and restaurants, Avenida Biscayne was designed to integrate various ecological considerations, ensuring it can withstand the evolving weather and climate conditions that will shape the future of south Florida real estate.
Flood Mitigation: The construction plan prioritizes flood mitigation strategies to safeguard against extreme weather conditions. In addition to significantly raising base site elevation, the entire site will be outfitted with a unique stormwater management system that utilizes deep wells to move stormwater back into the groundwater table. All storefront doors will be equipped with floodgates, watertight panels that secure the entrances in the event of a heavy storm.
Wind Resistance: All structural and exterior components of the buildings are held to a very high wind-resistance standard. Each building is equipped with “wind frame walls” to prevent the frame from twisting under exceptional exterior wind force. All building products, from the storefront windows to the attachment screws, are tested and approved in Miami-Dade County’s “Product Control” program.
Heat Reduction: Regency is installing a wide, continuous integrated canopy that extends the entire length of the shopping center, providing visitors full protection from dynamic South Florida weather. This oversized canopy will nearly eliminate direct sun exposure on the storefront windows, significantly reducing heat buildup inside the units.

Merchandising Mix
Located at the southeast corner of Biscayne Blvd. and William Lehman Causeway, the project is currently seeking specialty retail and restaurant merchants with spaces ranging from 2,024 to 7,350 SF. Among those already committed are two notable establishments: Maman, a charming French-style coffee shop, and Bulla Gastrobar, an innovative Spanish tapas restaurant.

French for “mother,” Maman is a café, bakery, restaurant, and event space inspired by family traditions. Its menu highlights classics from North America and the South of France — including pain au chocolat, quiche, and creme fraiche pancakes. Situated in a 1,736 SF space in the second retail building, the eatery will feature rustic décor and signature floral accents.

Bulla Gastrobar is renowned for its authentic Spanish fare, inventive cocktail program, and animated atmosphere. Inspired by Spain’s most popular tapas restaurants, the menu consists of shareable dishes that are served as they're prepared. Bulla is part of the Centurion Restaurant Group umbrella and will occupy the 5,709 SF space in the second retail building, adjacent to a spacious covered outdoor dining patio.
