Delivering the first space to merchants for buildout in Q4 2024, the ground-up redevelopment encompasses every aspect from design to construction to leasing. Beyond the best-in-class retailers and restaurants, Avenida Biscayne was designed to integrate various ecological considerations, ensuring it can withstand the evolving weather and climate conditions that will shape the future of south Florida real estate. **Flood Mitigation:** The construction plan prioritizes flood mitigation strategies to safeguard against extreme weather conditions. In addition to significantly raising base site elevation, the entire site will be outfitted with a unique stormwater management system that utilizes deep wells to move stormwater back into the groundwater table. All storefront doors will be equipped with floodgates, watertight panels that secure the entrances in the event of a heavy storm. **Wind Resistance:** All structural and exterior components of the buildings are held to a very high wind-resistance standard. Each building is equipped with “wind frame walls” to prevent the frame from twisting under exceptional exterior wind force. All building products, from the storefront windows to the attachment screws, are tested and approved in Miami-Dade County’s “Product Control” program. **Heat Reduction:** Regency is installing a wide, continuous integrated canopy that extends the entire length of the shopping center, providing visitors full protection from dynamic South Florida weather.
