Located at Regency’s Gateway Shopping Center and Wading River, respectively, the family-owned businesses put community at the heart of their operations.

Tim and Lisa Mourer, owners of The Happy Mixer, opened the bakery’s newest location at Regency’s Gateway Shopping Center in Wayne, Pennsylvania. Serving up 100% gluten-free cookies, brownies, muffins, and more — all baked fresh daily — the couple aims to “bring back the old-fashioned bakery experience to the gluten-free community.”
After discovering his own gluten allergy, Tim Mourer spent years perfecting his recipes before the couple opened their first two locations in Buck County. The third and latest location on the Main Line was highly requested by longtime customers, some of whom would drive over an hour to purchase the couple’s gluten-free desserts.

In Wading River, New York, Wildcat Bagel Deli is already set to become a neighborhood favorite. The eatery is located at Regency’s Wading River Shopping Center, and is owned and operated by Denise Feise and her husband, mother, and stepfather.
Wildcat Bagel Deli, which is named after the local high school’s mascot, puts the community front and center. The interior is decorated with sports memorabilia from Shoreham-Wading River High School and features an entire wall dedicated to showcasing student-athletes. Customers even had the chance to taste and vote on menu items, including the “Wildcat Rumble,” a homemade version of the McDonald's McGriddle.
The family bought the bagel shop as a way to become more involved in the community and plans to work closely with Shoreham-Wading River High School and the Wildcat Athletic Association, as well as support other small businesses.
